Small problems, not a new roof

Most leaks come from a missing screw, a worn washer or one damaged panel.

The open roof rarely leaks. The joints around the chimney and pipes do.

They hold sliding snow on the roof, so it can't fall on anyone at the door.

Leaves fill the eavestrough and water can't drain. In winter it freezes at the roof edge.

No raglet flashing on the chimney

ProblemWater runs down the brick and gets in where the chimney meets the roof.
FixRaglet flashing set into the brick all the way around the chimney.

Vent pipes

ProblemNo caulking around the pipe, or a torn pipe boot. Water runs down the pipe into the house.
FixA new rubber boot set in a diamond shape, with the bottom left uncaulked so water can drain out.

Missing screws on the ridge cap

ProblemRain gets in at the very top of the roof.
FixReplace the missing screws and seal the ridge cap.

Blocked eavestroughs

ProblemWater can't drain. In winter it freezes into ice dams and leaks back under the roof.
FixEavestrough cleaning before winter.
Vent pipe leaks

Caulked all the way around, it traps water

This boot is caulked on every side, so water that gets under it can't drain out. It sits there and leaks into the roof.

  • Diamond shapeThe rubber boot is set in a diamond shape, so water runs around the pipe instead of getting stuck behind it.
  • Open at the bottomThe bottom edge is left uncaulked, so any water that gets in drains right back out.

A boot caulked all the way around. Water can't drain out, so it leaks.

Get the roof ready for winter

Ontario snow and ice cause a lot of the damage that shows up in spring.

  • Snow guardsHold sliding snow above doors, walkways and chimneys. Made in 10 ft lengths, matched to your roof colour.
  • Heat cableInstalled along the eaves of metal roofs where ice keeps building up.
  • Clean eavestroughsClear gutters drain melting snow instead of freezing into ice dams.

Standing seam

Flat panels with raised seams. The screws are hidden.

Watch for
  • Wall and chimney flashing
  • Bent or open seams

Corrugated steel

Ribbed panels with screws through the top. Each screw has a rubber washer that wears out.

Watch for
  • Loose or missing screws
  • Damaged panels

Asphalt shingle

Overlapping shingles. They work as long as they lie flat.

Watch for
  • Lifted or missing shingles
  • Skylights and vent pipes
